What Does a 1% Lower Mortgage Rate Actually Save You?

Everyone wants a lower mortgage rate. But what does a one-percentage-point difference actually mean in dollars? It can be significant, but the answer depends heavily on how much you borrow.

Here is a simple illustration using a 30-year fixed mortgage and comparing 6.69% with 5.69%.


APPROXIMATE MONTHLY PRINCIPAL AND INTEREST

$300,000 mortgage: about $1,934 at 6.69% versus $1,739 at 5.69%, a difference of roughly $195 per month.

$400,000 mortgage: about $2,578 at 6.69% versus $2,319 at 5.69%, a difference of roughly $259 per month.

$500,000 mortgage: about $3,223 at 6.69% versus $2,899 at 5.69%, a difference of roughly $324 per month.

$600,000 mortgage: about $3,867 at 6.69% versus $3,479 at 5.69%, a difference of roughly $388 per month.

$700,000 mortgage: about $4,512 at 6.69% versus $4,059 at 5.69%, a difference of roughly $453 per month.

These examples are approximate and include principal and interest only. They do not include taxes, insurance, mortgage insurance, HOA or condo fees, closing costs, points or lender-specific pricing.

WHY THIS DOES NOT AUTOMATICALLY MEAN YOU SHOULD WAIT

A $259 monthly difference on a $400,000 mortgage is meaningful. But the mistake is assuming everything else will remain exactly the same while you wait for the lower rate.

Home prices can change. Inventory can change. Seller motivation can change. More buyers may enter the market. A home available today may not be available six months from now.

That is why I encourage buyers to compare the entire transaction rather than the mortgage rate alone.


WHAT IF THE HOME PRICE CHANGES WHILE YOU WAIT?

Suppose the home you are considering today costs $500,000. If rates decline but the price of comparable homes rises, some of your payment savings can disappear because you are borrowing against a higher purchase price.

The reverse can happen too. Prices can decline. There is no guarantee that waiting will cost you more.

The important point is that rate and price move independently. Correctly predicting one does not mean you correctly predicted the other.

NEGOTIATING POWER HAS VALUE TOO

A buyer may also be able to negotiate concessions in a slower market. Depending on the property, that could include seller-paid closing costs, repairs, a price reduction or money toward an interest-rate buydown.

A lower headline rate six months from now may look attractive, but if the market becomes more competitive, some of today's negotiating opportunities could disappear.

THE BETTER CALCULATION

Instead of asking only, “How much will I save if rates fall 1%?” ask:

What would my payment be today?

What price can I negotiate today?

Are seller concessions available?

What is happening with inventory in the neighborhoods I want?

How long do I expect to own the home?

Can I comfortably afford the payment without assuming a future refinance?

Those questions create a much more useful comparison.

MY TAKEAWAY FOR PALM BEACH COUNTY BUYERS

A one-percentage-point lower mortgage rate can absolutely save hundreds of dollars per month, particularly on larger loan amounts. That is worth paying attention to.

But the rate should be evaluated alongside the price of the home and the market conditions surrounding it.

If you are trying to decide whether to buy now or wait, we can run the numbers on the homes and price range you are actually considering. That is much more useful than making the decision based on a national mortgage-rate prediction.
